To own an investment property is to own a small business. In this business the tenant is the ONLY customer, the tenant is therefore the sole source of income and put simply can ‘make or break’ the business. With this in mind, extreme diligence must be dedicated to the process of finding and vetting quality tenants. With many years of experience, PPM has refined our service offerings to appeal to the best tenants. When a tenant applies to lease a PPM property we employ our propitiatory screening process to make sure ‘they are who they say they are’. This is a painstaking task that can never be compromised.

Pioneer simplifies the showing process for potential tenants through our convenient online scheduling system. Our easy-to-use platform enables prospective tenants to schedule property viewings conveniently, while also allowing Pioneer to thoroughly prescreen and prequalify all interested parties prior to the tour.

The business of Property Management is Not for the Faint Of Heart. The Legal and Political environment surrounding and governing the industry is constantly changing and rarely simplifying. Responsibility to our clients for their most valuable investments and our residents’ for their family home requires careful attention to detail with the plethora of legal documents providing the guidelines for landlord/tenant law. Our team of licensed Agents in conjunction with multiple attorneys on retainer continuously maintains compliance to overcome challenges before they become problems.

PPM currently utilizes the industry leading accounting software for property management.

We feel that the client experience is paramount to our success and the interface our clients have should be second to none. The online owner portal provided allows quick and easy access to account details 24/7 including year end accounting at tax time.

PROPERTY WALK THRUS AND INSPECTIONS

Our team conducts comprehensive property condition reviews of all home systems. We provide recommendations to resolve any identified issues while confirming the property is rent-ready. This establishes a documented, legal record of the property’s condition and ensures adherence to lease requirements.

PROPERTY MAINTENANCE

PPM employs trained maintenance technicians to ensure prompt and reliable service when needed. When applicable PPM maintains a support network of professionally skilled service providers who can provide trade specific solutions.

Residents are provided an online portal for maintenance requests as well as an after hours call service when needed. Troubleshooting is performed for all resident requests to avoid unnecessary charges whenever possible. PPM firmly holds residents accountable for their actions or inaction when applicable.

All Jobs are completed right the first time, or will be resolved at no additional cost.

SECURITY DEPOSITS

Pioneer collects, accounts and disburses all resident’s security deposits as specified by Statutory Colorado Law. The key to an uneventful Security Deposit disposition is the baseline property inspection prior to move-in. The property must be clean and in good functional condition when the tenant accepts it. Extensive photo documentation to prove prior condition is critical to navigate any security deposit disputes.

MAINTENANCE GUARANTEE

Maintenance is one of the most important aspects in the management of your home. Streamlined and efficient maintenance services is what preserves the value and integrity of your asset, and what keeps residents satisfied and motivated to renew their leases. Thanks to our detailed, thorough, and in-depth maintenance services, Pioneer guarantees that maintenance performed on your home will be completed correctly the first time, or it will be fixed at NO additional cost to you.

ZERO EVICTIONS

Pioneer has a philosophy that evictions can and should be avoided. We have a 10+ year history of zero evictions and now provide this zero eviction guarantee to all of our clients. We process all resident screening in-house and take proactive measures when trouble arises. If eviction of a PPM approved resident is necessary, we will cover up to $1500 in court costs and waive the next leasing fee!

PET DAMAGE PROTECTION

With approximately 80% of residents having pets in Colorado, “No Pet” policies can severely limit the number of qualified renters for your home. To help alleviate concerns over potential pet damage, Pioneer guarantees your property will not be damaged by any animal we approve. Our process includes screening each pet, charging the resident a reasonable fee, and a guarantee that PPM will pay up to $1,000 in damages exceeding the security deposit

RESIDENT RETENTION

We understand the importance of keeping residents in your home and the increased financial strain that can occur when a lease is broken early. When Pioneer places a resident in your property, we guarantee they will complete the full term of their lease or we will re-lease the property at no additional charge to you.
